Summary:
The attached ordinance will amend the zoning of the approximately 1.41 acre subject property from Medium Intensity Mixed Use Corridor zoning district with the Semoran Boulevard Corridor Special Plan and Airport Noise overlay districts (MU-1/SP/AN) to the Planned Development zoning district with the Semoran Boulevard Corridor Special Plan and Airport Noise overlay districts (PD/SP/AN) for the construction of 72 multi-family dwelling units.
The Planned Development proposal includes a density bonus of 21 du/ac bringing the total approved density to 51 du/ac for a total of 72 units. The applicant proposes that 90% of the units will be Affordable Housing.
The project also includes a request to utilize compact parking spaces in order to provide 79 parking spaces to fulfill the requirement of one parking space per unit.
If permits have not been issued for the affordable housing development within 5 years of the effective date of this ordinance, the property will revert to the MU-1/SP/AN zoning district.
The Municipal Planning Board recommended approval of the rezoning on July 21, 2020. The City Council approved the July MPB minutes for the subject case on the Council agenda on October 19, 2020. |
