The attached ordinance will assign PD/T/AN zoning to the properties 411 & 417 E. Jackson Street and 410, 416 & 420 Mariposa Street. The previous properties were zoned MXD-2/T and PD/T. The subject site is located midblock on the south side of Mariposa Street between Lake Avenue and S. Osceola Avenue and comprised of approximately 0.69 acres. Currently the subject site is a vacant lot (410 & 416 Mariposa Street), a parking lot (420 Mariposa Street), and two office buildings to be demolished (411 & 417 E. Jackson Street).
Approval of the ordinance will authorize the development of a new 138 unit, 170 ft. tall mixed-use senior affordable housing development with 10,500 sq. ft. of ground floor commercial space and 8,000 sq. ft. of residential amenity space.
Approval would also remove two parcels from the Orlando Lutheran Towers PD development site and rezone them into the Mariposa Grove PD (ZON2020-10008 & Ordinance No. 2020-63).
This case was originally heard at the June 23, 2020 Municipal Planning Board (MPB) meeting with the MPB recommending deferral to the July 21, 2020 MPB meeting in order for staff to provide more information on the density history of the Orlando Lutheran Towers PD. At the July MPB meeting, the case was recommended approval by the MPB with the meeting minutes being heard by City Council in conjunction with this request.
