Petition for Voluntary Annexation – Hourglass Mixed Use PD (ANX2020-10009)


The applicant has requested the voluntary annexation of ±2.7 acres of property located south of Curry Ford Road, east of Bumby Avenue, and north of Carlton Drive. The properties are addressed as 2420 and 2500 Curry Ford Road.

The Orange County future land use designations for these properties are Commercial and Low-Medium Density Residential; the County zoning designations are C-1 and R-1. The applicant has requested a City future land use designation of Mixed Use Corridor High Intensity and an initial zoning designation of PD (Planned Development).

The proposed annexation will allow the future development of 10,000 sq. ft. retail and 285 multifamily units. The subject properties are contiguous to the City limits. If annexed, the properties will not create an enclave.

Fiscal & Efficiency Data: The fiscal impact statement will be submitted with the ordinance for the annexation, pending City Council's acceptance of this petition for annexation.

Recommended Action:

Accepting petition for voluntary annexation and directing the City Attorney to prepare an annexation ordinance for consideration by City Council; and authorizing staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
