Summary:
The attached ordinance will amend and restate the S Orange Medical Complex Planned Development zoning regulations for the 1.20-acre property. Located in the South Orange District neighborhood, at the west of S. Orange Ave., between W. Harding St. and W. Muriel St. The property addresses include:
- 2116 S Orange Ave.
- 9 and 13 W Muriel St.
- 10,14,18, 22, and 30 W. Harding St.
The proposed Planned Development (PD) amendment will establish a three-story 54,000 sq. ft. office/retail building in addition to the existing 8,094 sq. ft. single story office building with a five-level parking garage structure.
The PD amendment is subject to the default standards of MU-1/T/SP and R-3B/T/SP zoning district, with the exemption of the garage setback along W. Harding St. and the intensity bonus of 1.00 FAR.
This request was approved by the Municipal Planning Board on April 28, 2020. The first reading of this ordinance was read at the June 15, 2020 City Council meeting.
