Summary:
Over the past 24+ years, the North I-Drive Special Plan area has been evolving into a vibrant place to work, shop, play and visit. It has become a great destination for business and entertainment – yet there is still room for improvement. To address on-going pressing issues and prepare for long-term growth and redevelopment in the area, there is a need to update the Plan.
The most notable changes recommended in this amendment include: eliminating outdated ticket booth regulations, encouraging the highest development intensities and building heights within areas identified as intensity nodes, reclassifying streets, providing connectivity requirements, increasing streetscape requirements, and introducing new creative sign regulations to create some consistency with Orange County sign regulations for the area. There are also minor organizational changes and updates to language and standards consistent with the overall intent of the Special Plan.
Since this particular zoning item further regulates the uses of the area, the City Council must vote by a majority plus one to hear this item at the next regularly scheduled City Council meeting (or the item must be heard after 5:00 pm). This item was recommended for approval by the Municipal Planning Board at its January 2019 meeting. |
Recommended Action:
Approval of the attached ordinance No.2019-25 on first reading and authorize the Mayor and City Clerk to present the draft ordinance at the next available City Council meeting for second reading, hearing and adoption.
Additional vote by the Council to hear the second reading/hearing of this ordinance prior to 5:00 pm at the next regularly scheduled City Council meeting. |
