Petition for Voluntary Annexation: College Park West Annexation (ANX2018-10009)
Summary:

Attached is a petition for the voluntary annexation for the College Park West Annexation.  The subject property is generally located south of Bay Lake Street, west of Eunice Avenue, north of Shader Road and east of Heatherington Road, addressed as 3140 Bay Lake Road, 3215, 3103, 3123, 3101 and 3011 Shader Road.  The site is approximately 26.15 acres.  The subject site currently has the unincorporated Orange County future land use designation of Medium Density Residential and is zoned R-1A.

The applicant is requesting the City’s future land use designation of Residential Low Intensity (GMP2018-10021) and initial zoning of PD for a 203 unit townhome development (ZON2018-10012).  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.
Fiscal & Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.
Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
