Summary:
The Tropical Smoothie Café located inside the Jefferson Street Parking Garage has been in business since 2008. The Lease expires on June 30, 2018 and the tenant, Indmex Inc, desire to enter into a new Lease.
The initial term of the Lease will be five (5) years commencing on July 1, 2018, and ending on June 30, 2023. Thereafter the Lease may be extended for five (5) additional terms of one (1) year each, upon mutual agreement. Either party may terminate the agreement upon sixty (60) calendar-days prior written notice. Rent for the first year of the term will be 2,286.54 per month and will increase five percent (5%) per year. |
Recommended Action:
Approval and authorization for the Mayor/Pro Tem and City Clerk to execute the Lease, substantially in the form attached, and approval and authorization, without further City Council approval, for the Real Estate Division Manager to execute the additional extension options referenced herein, so long as such approvals are in conformance with the terms and conditions of the Lease, all subject to the review and approval of the City Attorney's Office. |
