Attached is a petition for the voluntary annexation for 4340 Rixey Street.  The subject property is generally located south of Rixey Street, west of Jamajo Boulevard Avenue, north of Hargrave Street and east of Lake Baldwin Lane, addressed as 4340 Rixey Street.  The site is approximately 0.278 acres.  The subject site currently has the unincorporated Orange County future land use designation of Low Medium Density Residential and is zoned R-2.

The applicant is requesting the City’s future land use designation of Residential Low Intensity (GMP2018-10000) and initial zoning of R-2A (ZON2018-10000).  The applicant has requested the annexation for the connection to City sewer and the development of two single family units. The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
