Summary:
The subject property is generally located west and east of SR 417 and north and south of LeeVista Blvd.
The applicant is requesting to:
a) Change the future land use from Office-Medium Intensity and Urban Activity Center to Industrial (+/-41.78 ac.); and, from Industrial to Office-Low Intensity (102.23 ac.; GMP2017-10019); and
b) Amend Future Land Use Subarea Policy S.39.4 to revise the development program and include up to 500 dwelling units (+/-514 ac.; GMP2017-10020).
These proposed changes will allow a new development program of 500 single family detached and attached (townhome) dwelling units on Sites, C, D, E and F (in the northern portion of the 514 ac. property) and eliminate the multi-family component on Site A (south of LeeVista Blvd.) The 550,000 sq. ft. of office will remain constant, the industrial/warehouse space will decrease to 1,550,000 sq. ft. and commercial/retail space will be reduced to 160,000 sq. ft. Public benefit uses have also been added, and along with hotel space, and are allowed consistent with proposed land use/equivalency table conversions, as detailed in the Planned Development (PD) application (ZON2017-10012).
On January 16, 2018, the Municipal Planning Board (MPB) recommended approval of the requested actions, which was later accepted by City Council on February 12, 2018.
The first reading of the ordinance was heard on March 19, 2018. Ordinance Exhibit B has since been corrected to show Office Low Intensity and not Conservation FLU as consistent with the PD map.
Pursuant to this adoption hearing, the large-scale GMP amendment will be transmitted to the Department of Economic Opportunity (DEO) for review. |
