Summary:
The attached ordinance amends the Future Land Use designation from Industrial to Mixed Use Corridor Medium Intensity and amends the zoning from I-G/T/PH to MU-1T/PH. The property is located south of W. Colonial, west of N. Westmoreland Drive, North of Arlington Street and east of N. Orange Blossom Trail.
The Municipal Planning Board recommended approval to amend the Future Land Use designation from Industrial to Mixed Use Corridor Medium Intensity (GMP2017-10017), amend the zoning from I-G/T/PH to MU-1/T/PH (ZON2017-10010) and a master plan to convert the existing building into a mixed use retail/office project (MPL2017-10025) on December 19, 2017. The future land use and zoning amendments are for the southern half of the property (1.38 acres) to allow for the entire property (2.73 acres) to be within the same designation.
Following the master plan approval, the applicant agreed to additional conditions of approval. These conditions are attached as an addendum and have been incorporated as part of the master plan approval.
