Subject:Ordinance No. 2017-35 amending Future Land Use Subarea Policy S.26.5 which is located south of Wallace Road and west of Turkey Lake Road, addressed at 6880 Turkey Lake Road, comprised of approximately 0.37 acres. (Double Eagle). (Economic Development)
Summary:

The attached ordinance amends Future Land Use Subarea Policy S.26.5 to increase the allowed floor area ratio (FAR) from 0.30 to 0.38 for property located south of Wallace Road and west of Turkey Lake Road, addressed at 6880 Turkey Lake Road, comprised of approximately 0.37 acres.  The entire 4.45 acre Planned Development property is currently developed with a 63,960 sq. ft. building with a mix of office uses including medical office and a surface parking lot.

 

The Municipal Planning Board recommended approval of the future land use amendment to Subarea Policy S.26.5 to increase the allowed FAR from 0.30 to 0.38 (GMP2016-00021) and planned development zoning amendment to allow for an additional 5,800 sq. ft. office building and increase in FAR to 0.38 (ZON2016-00025) on November 15, 2016.  The zoning ordinance is contained in a separate ordinance on this agenda. 

 

The applicant is proposing to construct a 5,800 sq. ft. medical office building.

 

The first reading of the GMP and zoning ordinance was heard on June 19, 2017.

Recommended Action:

Adopt the attached ordinance number 2017-35 and authorize the Mayor and City Clerk or Mayor Pro Tempore and City Clerk to execute on behalf of the City upon its final review and approval by the City Attorney.
