Summary:
The Blackfin Shoppes development is located west of Narcoossee Road, north of Tavistock Lakes Boulevard, and south of Tyson Road. It is approximately 14.63 acres. The applicant requested the GMP amendment in order to impact part of the Primary Conservation Network.
On July 19, 2016, the Municipal Planning Board recommended approval of a GMP amendment to change the future land use designation from Urban Village to Conservation for a 0.07 acre portion of the property and a 0.18 acre portion of the property (0.25 acres total) and from Conservation to Urban Village for 1.06 acres (GMP2015-00054). The MPB also approved a PD amendment that would increase the development program of non-residential uses from 37,000 square feet to 75,000 square feet. (ZON2015-00057). For reference, the PD framework plan identifying the three changed areas is attached.
A condition of approval for the GMP amendment required the applicant to submit a copy of the completed South Florida Water Management District (SFWMD) permit to impact the wetland prior to the scheduling the first reading of the GMP amendment. The applicant has obtained this permit from the South Florida Water Management District (SFWMD Permit #48-00954-P-03) which was issued on July 19, 2017.
The second reading of the GMP amendment and first reading of the PD ordinance is tentatively scheduled on September 25, 2017. |
