Summary:

The attached ordinance will rezone the 12.61-acre property from R-1, R-3B, and O-1 to PD. Located in the Lake Mann neighborhood, north of Herold Dr., south of W. Church St., east of Cottage Hill Rd., and west of S. John Young Pkwy., the proposed Planned Development (PD) will establish a:

  • One-Story- 49,072 sq. ft. 80 bed skilled nursing facility

  • Five-Story- 101,500 sq. ft. 80 bed assisted living and 60 unit independent living facility

The PD will be subject to the standards of the R-1, R-3B, and O-1 zoning districts (shown on Zoning Map). The maximum permitted building height is five-stories (55 ft.) with a maximum ISR of 0.70, all of which is code compliant. The planned development will allow for a driveway and parking in the existing southern portion, currently zoned R-1.

Recommended Action:

Approve the attached ordinance number 2017-39 on the first reading and request that the Mayor and the City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
