Ordinance No. 2017-34 Rezone Approximately 1.68 Acres of Land Generally Located on the West side of S Orange Ave., South of W Harding St., North of W Muriel St. from R-3B/T/PH and MU-1/T/SP to PD/T/SP (S. Orange Medical Complex PD). (Economic Development)
Summary:

The S. Orange Medical Complex, located on the west side of S Orange Ave., south of W Harding St., north of W Muriel St. is approximately 1.68 acres in size. On July 9, 2016, the Municipal Planning Board recommended approval of a GMP amendment to change the future land use map designation for Lots 54 and 55 of the development site from Residential Medium Intensity to Mixed Use Corridor Medium Intensity as well as to remove Lots 51 and 52 of the development site from the boundaries of Subarea Policy S.12.1. (GMP2016-00009). The MPB also approved a rezoning that would establish the PD/T/SP zoning designation on the development site to allow for a 3 story medical office building to be developed on the subject property (ZON2016-00010).

The GMP amendment related to this property was adopted at the September 26, 2016 City Council meeting.

Recommended Action:
Approve the attached ordinance number 2017-34 on first reading and request that the Mayor and City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council Meeting
