Subject:Petition for Voluntary Annexation: Pineloch Place (ANX2017-00007)
Summary:

Attached is a petition for the voluntary annexation of Pineloch Place.  The subject property is generally located west of Center Street, south of E. Pineloch Place and east of Sylvan Avenue and is approximately 0.791 acres.  The subject site currently has the unincorporated Orange County future land use designations of Low Medium Density Residential and Office and is zoned R-1A and R-2.

 

The applicant is requesting the City’s future land use designations of Office Low Intensity (GMP2017-00015) and initial zoning of O-1/SP (ZON2017-00016).  The annexation is being requested for a future residential or office development.  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.

Fiscal and Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.

Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
