Lease of Retail Space at Library Garage (116 E. Central Blvd) to Lake Eola Florist

Summary:

Lake Eola Florist has operated the florist business located within the Library Parking Garage since 2014.  The Lease expires on June 30, 2017 and the parties desire to enter into a new Lease.

The terms of the Lease will be three (3) years commencing on July 1, 2017, and ending on June 30, 2020.  The Lease may be extended for two (2) additional terms of one (1) year each, in the City’s discretion.  Either party may terminate the agreement upon thirty (30) calendar-days prior written notice.  Rent for the initial term will be $1,398.37 per month/$16,780.44 annually and will increase 5% per year thereafter.

Recommended Action:

Approval and authorization for the Mayor/Pro Tem and City Clerk to execute Lease, substantially in the form attached, and approval and authorization, without further City Council approval, for the Real Estate Division Manager to execute the additional extension options referenced herein, so long as such approvals are in conformance with the terms and conditions of the Lease, all subject to the review and approval of the City Attorney's Office.
