Petition for Voluntary Annexation: 4550 Ponderosa Drive (ANX2017-00003)


Attached is a petition for the voluntary annexation for the 4550 Ponderosa Drive.  The subject property is generally located north of Hoffner Avenue and west of Ponderosa Drive and is approximately 0.402 acres.  The subject site currently has the unincorporated Orange County future land use designation of Institutional and is zoned A-2.


The applicant is requesting the City’s future land use designations of Mixed Use Corridor Medium Intensity (GMP2017-00005) and initial zoning of MU-1/AN (ZON2017-00006). The property will be combined with the adjacent property to the west which is already in the City and planned for a future multifamily development. The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.

Fiscal & Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.

Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
