Subject:
Ordinance No. 2017-9 designating certain land generally located south of E. Concord St., north of Mount Vernon St., east of N. Fern Creek Ave., and west of Altaloma Ave., and comprised of 0.53 acres of land, more or less, from the O-1 Office and Residential District with the Traditional City Overlay District to the Planned Development district along with the Traditional City Overlay District on the City’s Official Zoning Map. (Economic Development)(Fern Creek Townhomes PD, ZON2016-00019)

Summary:

The attached ordinance will rezone the 0.53-acre property from O-1/T to PD/T. Located in the Colonialtown South neighborhood, south of E. Concord St., north of Mount Vernon St., east of N. Fern Creek Ave., and west of Altaloma Ave., the proposed Planned Development (PD) will establish a 3 story 10-unit rear loaded townhome development.

The PD will be subject to the standards of the O-1/T zoning districts. Maximum permitted building heights are three-stories (30 ft.) with a maximum ISR of 0.70, all of which is code compliant. The minimum lot area permitted is 1,400 sq. ft. with a minimum average lot area of 1,660 sq. ft.

The Municipal Planning Board recommended approval of this request on October 18, 2016.

The Municipal Planning Board October 2016 meeting minutes were approved by City Council on November 14, 2016. 

The 1st reading of this ordinance was heard on February 13, 2017.

Recommended Action:

Adopt the attached ordinance number 2017-9 and authorize the Mayor and City Clerk or Mayor Pro Tempore and City Clerk to execute on behalf of the City upon final review and approval by the City Attorney.
