Attached is a petition for the voluntary annexation of the Lake Baldwin 5 project. The subject property is generally located east of Lake Baldwin Lane, south of Rixey Street, west of Jamajo Boulevard and north of Hargrave Street and is approximately 0.57 acres. The subject site currently has the unincorporated Orange County future land use designation Low Medium Density Residential and is zoned R-1A.
The applicant is requesting the City’s future land use designation of Residential Low Intensity (GMP2017-00003) and associated zoning of PD/AN (ZON2017-00003). The parcels within this annexation request are proposed for four single family units, one of which has been built. The zoning request includes 4312 Rixey Street, which is currently within the City, that lot is planned for five townhome units. The subject property is contiguous to the City limits and is reasonably compact. If annexed, the property will not create an enclave.
