Petition for Voluntary Annexation: Fredos Internacional LLC (ANX2016-00015)

Summary:

Attached is a petition for the voluntary annexation for the Fredos Internacional LLC project.  The subject property is generally located south of Lee Vista Boulevard, west of Narcoossee Road and north of McCoy Road and is approximately 2.121 acres.  The subject site currently has the unincorporated Orange County future land use designation Industrial and is zoned A-2.

The applicant is requesting the City’s future land use designation of Industrial (GMP2016-00023) and associated zoning of I-C/AN (ZON2016-00030).   The applicant is requesting this annexation for a phased non-residential development. Phase 1 is a 10,358 sq. ft. building.  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.  


Fiscal & Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.


Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
