The attached ordinance will rezone the 0.33-acre property from AC-3A/T to PD/T. Located in the North Quarter neighborhood, north of Granada Court, south of East Marks Street, east of North Magnolia Avenue and west of Irma Avenue, the proposed Planned Development (PD) will establish a 4-story 10-unit rear loaded townhome development.
The PD will be subject to the standards of the MXD-2/T zoning district. Maximum permitted building heights are four-stories (49 ft.) with a maximum ISR of 0.85, all of which is code compliant. The minimum lot area permitted is 1,515 sq. ft. with a minimum average lot area of 1,800 sq. ft.
