| | | | | | | | Subject: | Ordinance No. 2017-2 Designating Certain Land Generally Located north of Granada Court, south of East Marks Street, east of North Magnolia Avenue and west of Irma Avenue, and comprised of 0.33 acres of land, more or less, from the AC-3A Downtown Metropolitan Activity Center District with the Traditional City Overlay District to the Planned Development district with the Traditional City Overlay District on the City’s Official Zoning Map. (Economic Development)(Marks Townhome PD, ZON2016-00016) | Summary: | The attached ordinance will rezone the 0.33-acre property from AC-3A/T to PD/T. Located in the North Quarter neighborhood, north of Granada Court, south of East Marks Street, east of North Magnolia Avenue and west of Irma Avenue, the proposed Planned Development (PD) will establish a 4-story 10-unit rear loaded townhome development.
The PD will be subject to the standards of the MXD-2/T zoning district. Maximum permitted building heights are four-stories (49 ft.) with a maximum ISR of 0.85, all of which is code compliant.
