Summary:
The attached ordinance amends the Future Land Use designations from Residential Low Intensity, Office Low Intensity, Neighborhood Activity Center, Public Recreational Institutional, Community Activity Center and Conservation to Office Low Intensity, Neighborhood Activity Center and Conservation and amends subarea policy S.39.3 for property located south of Lee Vista Boulevard, west of S.R. 417, north of S.R. 528 and east of Narcoossee Road. The project is approximately 1,572 acres, the property is currently vacant. The subarea policy will allow a maximum development program of 4,300 residential units, 20,000 sq. ft. of office use and 80,000 sq. ft. of retail use.
The Municipal Planning Board recommended approval of the GMP Future Land Use amendments (GMP2015-00036), amend subarea policy S.39.3 (GMP2015-00037) and associated zoning of PD and PD/AN (ZON2015-00032) on January 19, 2016. All of the MPB approvals were appealed. The GMP appeals were heard by the City Council on February 29, 2016 and the City Council moved to uphold the MPB approval. The zoning appeal was subject to the quasi-judicial process, the Hearing Officer Recommendation was approved on July 11, 2016. The zoning amendment ordinance will be scheduled at a later date.
The first reading of this ordinance was heard on July 11, 2016. The Florida Department of Economic Development – Community Planning Division and other state agencies provided comments on the project. The ordinance has been updated to correct the existing Future Land Use designations. |
