Summary:
The attached ordinance will rezone the 0.56-acre property from O-1/T to PD/T. Located in the Park Lake/ Highland neighborhood, north of Park Lake St., east of N. Hyer Ave., south of E. Marks St., and west of Thornton Ave., the proposed Planned Development (PD) will establish a 3 story 11-unit rear loaded townhome development.
The PD will be subject to the standards of the O-1/T zoning districts. Maximum permitted building heights are three-stories (29 ft.) with a maximum ISR of 0.74, which are code compliant. The minimum lot area permitted is 1,468 sq. ft. with a minimum average lot area of 2,198 sq. ft.
The Municipal Planning Board recommended this item for approval at its July 2016 meeting.
