The attached ordinance will rezone the 0.66-acre property from O-1/T and O-2/T to PD/T. Located in the Lake Eola Heights neighborhood, north of E. Concord St., east of N. Magnolia Ave., south of Hillcrest St., and west of Highland Ave., the proposed Planned Development (PD) will establish a 2.5 to 4 story 12-unit rear loaded townhome development.
The PD will be subject to the standards of the O-1/T and O-2/T zoning districts. Maximum permitted building heights are four-stories (55 ft.) with a maximum ISR of 0.74, all of which is code compliant. The minimum lot area permitted is 1,420 sq. ft. with a minimum average lot area of 2,445 sq. ft.
The Municipal Planning Board reviewed this request on July 19, 2016 and the MPB meeting minutes were approved by City Council on August 15, 2016.
The 1st reading of this ordinance was heard on October 24, 2016.
