Acquisition of Pulse Nightclub at 1912 S. Orange Avenue

Summary:

Pulse Nightclub, 1912 S. Orange Ave., is now a permanent part of Orlando’s history.  The City is interested in acquiring this property as part of the process of developing a permanent recognition that honors the victims of June 12, 2016. 

Pulse is located in a commercial area known as SODO (south of downtown Orlando).  The approximately 4,500 square foot commercial building is situated on an approximate .35 acre site, located at the northwest corner of S. Orange Avenue and W. Esther Street; just south of Kaley Street.  

The City had the property independently appraised, as it existed prior to June 12, 2016.   The property has been appraised and valued for $1,680,000.  The City and the owners, 71495 RBP, LLC and 1299 SIA, LLC, as tenants in common, have agreed to a purchase price of $2,250,000.

Recommended Action:
Approval of attached Commercial Contract in substantially the form attached, authorization for the City's Real Estate Manager to execute and extend the contract if necessary, and execute all closing documents; all subject to the review and approval by the City Attorney's Office.
