Ordinance No. 2016-83 changing the future land use from Industrial to Office Low Intensity and rezoning from I-G & I-C to O-1 for property located south of Old Winter Garden Road, west of Ivey Lane, north of Teresa Boulevard, and comprised of 2.59 acres (Ivey Lane Medical Building) (Economic Development)

Summary:

For property located south of Old Winter Garden Road, west of Ivey Lane, north of Teresa Boulevard, and comprised of 2.59 acres, Ordinance Number 2016-83 changes the future land use from Industrial to Office Low Intensity and the zoning from I-G (General Industrial), in part, and I-C (Industrial-Commercial), in part, to O-1 (Low Intensity Office-Residential). These changes will allow for the development of a 19,597 sq. ft. primary health care office with pharmacy and dental components occurring in two phases.

The proposed amendments were recommended for approval by the Municipal Planning Board (MPB) on August 16, 2016.

Recommended Action:

Approve the attached ordinance number 2016-83 on first reading and request that the Mayor and City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
