Summary:

The attached ordinance will rezone the 0.66-acre subject property from O-1/T and O-2/T to PD/T. Located in the Lake Eola Heights neighborhood, north of E. Concord St., east of N. Magnolia Ave., south of Hillcrest St., and west of Highland Ave., and the proposed Planned Development (PD) will establish a 2.5- to 4-story 12-unit rear loaded townhome development.

The PD will be subject to the standards of the O-1/T and O-2/T zoning districts. Maximum permitted building heights are four-stories (55 ft.) with a maximum ISR of 0.74, all of which is code compliant. The minimum lot area permitted is 1,420 sq. ft. with a minimum average lot area of 2,445 sq. ft.

Recommended Action:

Approve the attached ordinance number 2016-73 on the first reading and request that the Mayor and the City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
