Summary:
The attached ordinance will assign Planned Development (PD) zoning for property located east of Narcoossee Road, south of Kirby Smith Road and west of Lake Whippoorwill. The property is approximately 48.78 acres, Narcoossee Cove I is 44.919 acres and Narcoossee Cove II is 3.861 acres. The PD zoning is being requested in order to develop two mixed use developments; Narcoossee Cove I has proposed 90,000 sq. ft. of commercial/retail, 30,000 sq. ft. of office, 225 multifamily units and 129 townhome units and Narcoossee Cove II has proposed 11,700 sq. ft. of commercial/retail, 2,500 sq. ft. of office and 30 townhomes.
The Municipal Planning Board recommended approval of the annexation (ANX2015-00028), the GMP amendment to assign Urban Village future land use designation (GMP2015-00050), a new subarea policy S.40.9 (GMP2015-00051), the PD zoning for Narcoossee Cove I (ZON2015-00052) and the PD zoning for Narcoossee Cove II (ZON2015-00053) on February 16, 2016. The annexation and GMP requests are contained in Ordinance 2016-34, which is a separate item on this agenda.

Recommended Action:
Approve the attached ordinance number 2016-35 on first reading and request that the Mayor and City Clerk present the draft ordinance for second reading and public hearing at the next City Council meeting. |
