Summary:
The attached ordinance will rezone the 0.98-acre property from MXD-2/T to PD/T. Located in the North Quarter neighborhood, at the southwest corner of Parke Lake St. and Highland Ave., the proposed Planned Development (PD) will establish a 4-story 21-unit rear loaded townhome development.
The PD will be subject to the standards of the MXD-2/T zoning district. Maximum permitted building heights are four-stories (47 ft.) with a maximum ISR of 0.85, all of which is code compliant. The minimum lot area permitted is 1,427 sq. ft. with a minimum average lot area of 2,045 sq. ft.
The Municipal Planning Board recommended approval of the project on April 19, 2016. |
