On January 19, 2016, the Municipal Planning Board voted to recommend approval of Applicant’s initial zoning application requesting an initial zoning designation of Planned Development (PD) to allow for 4,300 residential units, 20,000 sq. ft. of office space, and 20,000 sq. ft. of retail space on property known as Vista Park located north of SR 528, south of Lee Vista Blvd., east of Narcoossee Rd., and west of SR 417.
Petitioner’s timely filed a Request for Hearing Before a Hearing Officer on January 26, 2016. A quasi-judicial hearing was held on May 18, 2016 regarding this matter, at which the parties made arguments and presented evidence and material into the record. Subsequent to this hearing, the Hearing Officer issued the attached Recommended Order, which recommends that the City Council deny the Petitioners’ petition and approve the Application for PD zoning with all staff recommended conditions. Each Petitioner filed an Exception to the Recommended Order, attached hereto.
Although the Recommended Order states that the Applicant filed an application to allow 20,000 square feet of retail space, the Applicant has agreed to make a concession to increase the retail development capacity to 80,000 square feet. Staff will include the increased capacity in the GMP ordinance. |
