The attached ordinance applies to ±8.62 acres of property located to the south and southwest corner of Narcoossee Road and Harbor Bend Circle. The ordinance will:
- Annex the subject property;
- Amend the Growth Management Plan by assigning the Office Low Intensity future land use designation to the subject property; and
- Amend the Official Zoning Map by assigning the O-1/AN zoning designation to the subject property.
City Council accepted a petition for the voluntary annexation of this property on September 21, 2015. The Municipal Planning Board recommended approval of the annexation (ANX2015-00018), the GMP amendment (GMP2015-00035), and initial zoning (ZON2015-00031) on October 20, 2015.
The property is currently vacant. The applicant currently does not have a development plan for the site, however, if residential is proposed, a master plan would be required.
The subject property is contiguous to the City limits. If annexed, the property will not create an enclave. The proposed annexation meets all requirements under Chapter 171, Florida Statutes. Unless appealed, all three actions will be effective 31 days after adoption.
