The attached ordinance will annex property located east of Narcoossee Road, north of Tyson Road and west of Lake Whippoorwill which is approximately 43.909 acres (Tyson’s Corner II). The ordinance will also assign Planned Development zoning to allow for 288 multifamily units, 163,000 sq. ft. of commercial use and 42,000 sq. ft. of church use. The property is currently vacant.
The Municipal Planning Board recommended approval of the annexation (ANX2015-00008), the GMP amendment to assign Urban Village (GMP2015-00015), a new subarea policy (GMP2015-00016) and associated zoning of Planned Development-Village Center (ZON2015-00008) on September 15, 2015. The GMP amendments, Urban Village Future Land Use designation and new subarea Policy S.40.7, are included in the 2016 winter cycle of amendments which had its first reading on December 14, 2015.
The first reading ordinance for the PD ordinance was heard on February 8, 2016.
