Ordinance No. 2015-66 Amending The Land Development Regulations Of The Wewahootee Planned Development Zoning District, Such District Being Comprised of Approximately 1,266 acres And Generally Located North Of Moss Park Rd., South Of State Road 528, And Abutting The East Side Of State Road 417; (Economic Development) (Wewahootee PD Amendment, ZON2015-00044)

Summary:

The attached ordinance will allow a maximum building height of 47 ft. for the public middle school site within the Wewahootee PD, where 35 ft. is the current maximum.  No other changes to the PD are proposed.

Previous actions regarding this application are as follows:

·         November 2013– City Council annexed the subject property. (ANX2013-00004, Doc. # 1311251202)

 ·         December 2013– City Council approved the assigning of the Office Low Intensity, Neighborhood Activity Center, Community Activity Center and Conservation future land use designations and Planned Development zoning designation and the creation of Subarea Policy S.40.1. (GMP2013-00010, GMP2013-00011, Doc. # 1312161201, ZON2013-00015, Doc. # 1312161202) The PD ordinance includes land use approval for 627,000 sq. ft. of office, 713,845 sq. ft. of retail, 2,752 dwelling units and civic uses.

 ·         October 20, 2015- MPB recommended approval of a PD amendment to allow middle school use a maximum height of 47 ft. and a Master Plan and Conditional Use Permit for the 2nd phase of development of the Wewahootee PD to allow the development of a 169,000 sq. ft. middle school.

 ·         November 16, 2015– City Council approved of the meeting minutes of the October 2015 MPB hearing.

Recommended Action:
Approve the attached ordinance number 2015-66 on first reading and request that the Mayor and the City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
