Ordinance No. 2015-49 amending the Future Land Use Map designation from Residential Low Intensity to Office Low Intensity and changing the Zoning Designation of the subject site from R-2A to O-1 for 0.11 acres of property generally located north of Monte Carlo Trl., east of S. Rio Grande Ave., south of W. Gore St., and west of Mack Ave. (907 S. Rio Grande Daycare) ( Economic Development)
Summary:

The attached ordinance applies to a 0.11 ac. property,  which is part of a larger site and is generally located north of Monte Carlo Trl., south of W. Gore St.,  east of S. Rio Grande Ave., and west of Mack Avenue. The property is developed with a single family home, which will be converted to a daycare.

 The ordinance will:

A.  Change the future land use designation of the +/- 0.11 ac. portion of a larger +/-0.14 acre developed site from Residential Low Intensity to Office Low Intensity; and

B.    Rezone the site from R-2A to O-1 (+/-0.11 ac.) to allow the development of a child day care.

 The Municipal Planning Board (MPB) recommended approval of the GMP amendment (GMP2015-00020) and the rezoning (ZON2015-00017)  on August 18, 2015. City Council approved the MPB minutes on September 21, 2015.

 The second reading of the ordinance is scheduled for November 2, 2015.

Recommended Action:
Approve the attached ordinance number 2015-49 on first reading and request that the Mayor and City Clerk present the draft ordinance for second reading and public hearing at the next City Council meeting.
