Attached is a petition for the voluntary annexation for the Tyson’s Corner 2 project. The subject property is generally located east of Narcoossee Road, north of Tyson Road and east of Lake Whippoorwill and is approximately 43 acres. The subject site currently has the unincorporated Orange County future land use designation PD and RS ½ and is zoned P-D and A-2. The approved Orange County PD is for 163,000 sq. ft. of commercial, 110,000 sq. ft. of office and either 150 assisted living units or a 50,000 sq. ft. church with 10,000 sq. ft. of ancillary uses.
The applicant is requesting the City’s future land use designation of Urban Village (GMP2015-00015), a new subarea policy (GMP2015-00016) and associated zoning of Planned Development-Village Center (ZON2015-00008). Annexation is being requested in order to develop a mixed use development with multifamily residential, church and commercial uses. The subject property is contiguous to the City limits and is reasonably compact. If annexed, the property will not create an enclave.
