The attached ordinance will rezone the proposed AC Hotel & Residence Inn @ Millenia project, from O-2 to AC-2. The vacant property is located on the east side of Millenia Lakes Blvd., south of Millenia Blvd. and west of the Mall at Millenia. The applicant is James Willard, Shutts & Bowen, LLP, for Millenia Hotel Investors, LLC & J. Steven Schrimsher, Schrimsher Properties, Inc.
The zoning request is tied to a Master Plan (MPL2015-00015) to develop the 4- acre site into a combined 254-room AC Hotel & Residence Inn. The 6-story hotels will be developed on a combined campus in a single phase, each with a seven (7) story building with no more than 80 units each. The master plan approval will be the effective date of the rezoning.
The underlying future land use of the property is Urban Activity Center, so the proposed AC-2 zoning will be consistent with the future land use designation.
The Municipal Planning Board recommended approval of the rezoning and Master Plan for the hotel project on July 21, 2015, with the City Council set to approve those MPB minutes on consent agenda on August 10, 2015.
