Summary:
4 Rivers Smokehouse (4R) operates several Central Florida area restaurants and is an experienced food-service provider able to offer quality food and service at reasonable prices. Although 4R has operated most of its existing restaurants as barbeque smokehouse-style establishments, 4R will modify that approach to provide a wider range of breakfast and lunch choices. 4R has agreed to lease the 1912 square foot café space on the first floor of City Hall under the terms and conditions of the attached Lease.
The initial Lease term shall be five (5) years and upon mutual agreement of the parties, the Lease may be extended for two (2) additional terms of five (5) year(s) each. Either party may terminate the lease at its convenience upon one hundred eighty (180) days notice however City shall reimburse 4R a portion of their renovation cost if the City terminates within the first five (5) year lease term. 4R shall pay rent of $750.00 per month or three percent (3 %) of gross sales up to $700,000 (whichever is greater). Rent shall increase at a rate of three percent (3 %) annually. 4R will renovate the café and City shall provide a rent credit of twenty five percent (25 %) of 4R’s initial expense. |
