Summary:
In 2009, Fire Station # 9 was relocated to 3860 Center Loop and the building on the former site was demolished in 2011. The approx 1 acre vacant parcel located in an industrial park near the corner of Mercy Drive and Shader Road has been rezoned and is ready for redevelopment. Determined to be surplus, the property was listed for sale and Real Estate Management has received an offer to purchase the parcel for $215,000. The assessed value of the land according to the Orange County Property Appraiser’s office is $91,618 for the 2014 tax year. Considering industry norms and recent sales data, City Real Estate staff believes the offer of $215,000 is a fair sales price. In addition to the sales proceeds, the disposition of this surplus parcel will reduce the City’s maintenance costs and increase tax revenue by returning the property to the tax roll. |

Recommended Action:
Approval of the disposition of surplus property and authorization for the Mayor/Pro Tem and City Clerk to execute a deed and authorization for the Real Estate Division Manager to execute the sales contract, substantially in the form attached and all other necessary closing documents, all subject to review and approval by the City Attorney’s Office.
