Summary:
The City entered into a Developers Agreement with Kalman Goldberg and Alma Goldberg, as trustees (and referred to therein as the “Owners/Developers”), dated August 12, 1974. The 1974 Agreement addressed the annexation and planned development of certain real property located in the City of Orlando located south of Lake Underhill Road and west of Goldenrod Road, and comprised of just over 100 acres of land. The site is currently undeveloped.
The Agreement established that the Property could be developed consistent with that certain Development Master Plan dated December 18, 1973 (the “1973 Plan”), which included up to 334 patio homes and 288 mid-rise condominium units for a total of 622 units.
Due to the age of the Developer's Agreement and the plan of development approved by the agreement, the owner/developer and City staff wish to amend the agreement to reflect current planning and zoning practices and procedures.
The proposed amendment provides an updated and clearer development plan with only minor modifications to the original 1973 Plan, including a connectivity plan consistent with current City and County road plans. The amendment would also remove an archaic requirement for elevators in all two story homes, update references to archaic sections of City Code, and requires administrative specific parcel master plans for each phase of development if the development is phased. |
