Petition for Voluntary Annexation: 4296 Columbia Street (ANX2014-00021)

Summary:

Attached is a petition for the voluntary annexation for 4296 Columbia Street.  The subject property is located of east of the intersection of S. Ivey Lane and Columbia Street and is approximately 0.84 acres.  The subject site currently has the unincorporated Orange County future land use designation of Commercial and is zoned C-1.

The applicant is requesting the City’s future land use designation of Mixed Use Corridor Medium Intensity and associated zoning of MU-1.

Annexation is being requested in order to connect to City sewer for the development an 8,320 sq. ft. retail building.  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.


Fiscal & Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.


Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
