The attached ordinance will annex property at northeast corner of Narcoossee Road and Tyson Road as well as assign the future land use designation and new subarea policy S.40.3. The subject property is approximately 1.377 acres. Annexation is being requested in order to develop either a 14,000 sq. ft. of retail commercial or 84,375 sq. ft. of indoor climate controlled storage under the Southeast Sector Plan. The subject property is contiguous to the City limits and is reasonably compact. If annexed, the property will not create an enclave.
The Municipal Planning Board recommended approval of the annexation (ANX2014-00005), the GMP amendment to assign Urban Village future land use designation (GMP2014-00009), the new GMP Subarea Policy S.40.3 to include the property into the Southeast Orlando Sector Plan (GMP2014-00010) and the associated zoning of PD – Village Center (ZON2014-00008) on August 19, 2014.
The adoption ordinance for the annexation and GMP is scheduled for December 8, 2014. The PD zoning ordinance (Ordinance No. 2014-61) will be included as a separate item on the same City Council Agenda.
