Subject:A Petition for Voluntary Annexation-4257 Daubert Street
Summary:Attached is a petition for voluntary annexation of a +/- 0.46 acre site generally located north of Daubert Street, south of  Roush Avenue, east of  Maltby Avenue and west of  Lake Baldwin Lane (PID: 20-22-30-6812-00-021). The subject site is developed with a two story warehouse building (17,317 sq.ft.). 

The Orange County future land use designation for the subject property is Commercial and the associated zoning is C-3. The applicant is requesting the City's conceptual future land use designation of Industrial and Industrial-Commercial (I-C) zoning with the Aircraft Noise (/AN) overlay.  The future use of this site will be an indoor recreation use.    

Annexation is being requested to connect to sanitary sewer. The subject property is contiguous to City limits. If annexed, the property will not create an enclave. 
Fiscal and Efficiency Data:The fiscal impact statement (FIS) will be submitted with the annexation ordinance, pending City Council's acceptance of this petition for annexation.
Recommended Action:Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
