Attached is a petition for voluntary annexation of a +/- 0.96 acre property located north of Silver Star Road, south of Vera Avenue and Shader Road, west of Eunice Avenue and east of Mercy Drive ( PID: 09-22-29-9248-00-241 ). The subject property is currently developed with a +/- 4,105 sq. ft. single story warehouse building (Greer Tile Company).

The Orange County future land use designation for the subject property is Industrial and the associated County zoning is IND-2/IND-3. The applicant is requesting the City's conceptual future land use designations for the site, which are Industrial and Industrial with the Resource Protection Overlay with the zoning designation of I-G/W. (General Industrial with the Wekiva Special Plan Overlay District).

Annexation is being requested to connect to sanitary sewer. The subject property is contiguous to the City limits. If annexed, the property will not create an enclave.

The fiscal impact statement will be submitted with the annexation ordinance, pending City Council's acceptance of this petition for annexation.

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
