Petition for Voluntary Annexation: Formosa North (ANX2016-00002)

Summary:

Attached is a petition for the voluntary annexation for the Formosa North project.  The subject property is generally located east of Formosa Ave, south of Indiana Ave and north of Harmon Ave, addressed at 1230 Formosa Ave and is approximately 0.649 acres.  The subject site currently has the unincorporated Orange County future land use designation Low Density Residential and is zoned R-2.

The applicant is requesting the City’s future land use designation of Residential Medium Intensity (GMP2016-00005) and associated zoning of R-3B/T/W (ZON2016-00005).   The applicant is requesting this annexation in order to develop twelve townhomes.  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.

Fiscal & Efficiency Data:

The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.

Recommended Action:

Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
