Summary:
Ordinance No. 2016-32 is for the voluntary annexation for the 3604 W. New Hampshire St. project. The subject property is generally located south of W. New Hampshire Street, east of Parks Oaks Avenue, and west of N. John Young Parkway and is approximately 9.6 acres in size. The subject site currently has the unincorporated Orange County future land use designation of Medium Density Residential. The County zoning is R-1A.
The attached ordinance will annex the subject property and assign the City’s future land use designation of Industrial (GMP2015-00031), and associated City zoning of PD in the Wekiva Overlay (ZON2015-00028). Annexation is being requested in order to allow for the development of two radio communication towers. The subject property is contiguous to the City limits and is reasonably compact. If annexed, the property will not create an enclave.
The Municipal Planning Board recommended approval of the annexation, GMP amendment, and the initial zoning on October 20, 2015. The zoning amendment, GMP amendment and annexation were appealed.
