Summary:
The attached ordinance changes the future land use designation and creates a new subarea policy for property located south of E. Pineloch Avenue, west of Center Street, north of Butler Drive and east of S. Orange Avenue. The ordinance changes the future land use designation from Mixed Use Corridor - Medium Intensity to Urban Activity Center for 0.72 acres of property, and assigns the Urban Activity Center future land use designation to 10.671 acres undergoing annexation. The ordinance will also assign a new subarea policy to the entire project area which is a total of 11.702 acres. The property is currently developed with mobile home residential areas, single family homes and retail. Redevelopment may include up to 300 multifamily units and 94,000 sq. ft. of retail.
The Municipal Planning Board recommended approval of the annexation (ANX2015-00022), the GMP amendment to assign Urban Activity Center (GMP2015-00042), a new subarea policy (GMP2015-00043) and associated zoning of AC-2 and AC-2/SP (ZON2015-00038) on November 17, 2015. The annexation and zoning amendments are contained in a separate ordinance, Ordinance 2016-13, which will be heard at a later City Council meeting.
The adoption of this ordinance will be scheduled following the review by the Florida Department of Economic Development – Community Planning Division. |
