Summary:

The attached ordinance will allow a two-phased multifamily development.  Phase I will consist of 200 units on the 12.1 acre portion of the site while Phase II will consist of 120 senior residential units on the remaining 2.8 acres. The PD will be subject to the standards of the R-3B zoning district, subject to modification to the minimum setbacks.  Also, it should be noted that Phase II, for senior housing, received a 40% parking reduction.

The MPB recommended approval of this request on December 15, 2015. City Council approved the meeting minutes of the December 2015 MPB hearing on January 25, 2016 and approved this ordinance on first reading on February 29th.

Recommended Action:
Adopt the attached ordinance number 2016-22 and authorize the Mayor and the City Clerk or Mayor Pro Tempore and City Clerk to execute on behalf of the City upon final review and approval by the City Attorney.
