Lease of 58 W Washington Street inside the Washington Street Parking Garage to Salon Elysee, Inc.

Summary:

Salon Elysee, Inc. has leased the retail space at 58 W Washington St inside the Washington St. Parking Garage for a full service hair salon since 2011. The Lease expires on  April 30, 2016 and the tenant wishes to enter into a new lease. 

The term of the new Lease shall be for three (3) years, commencing May 1, 2016 and ending April 30, 2019, and may be extended again for two (2) additional terms of one (1) year each. Rent will increase to $1,188.19  per month during the first year and will also increase five percent (5%) per year thereafter.  Either party may terminate the Lease with ninety (90) days prior notice.


Fiscal & Efficiency Data: Revenue to PKG0004_C 

Recommended Action:
Approval and authorization for the Mayor/Pro Tem and City Clerk to execute the Lease, substantially in the form attached, and approval and authorization, without further City Council approval, for the Real Estate Division Manager to execute the additional extension options referenced herein, so long as such extensions are in conformance with the terms and conditions of the Lease, all subject to the review and approval of the City Attorney's Office.
