Ordinance No. 2016-22 Designating Certain Land Generally Located North Of Orange Center Boulevard, East Of S. Ohio Ave, South Of Jacobs Place, And West Of S. Tampa Avenue, And Comprised Of 14.9 Acres Of Land, More Or Less, As Planned Development District On The City’s Official Zoning Maps; Providing For Amendment Of The City’s Official Zoning Maps; (Economic Development) (Villages At West Lake PD, ZON2015-00049)

Summary:

The attached ordinance will allow a two-phased multifamily development.  Phase I will consist of 200 units on the 12.1 acre portion of the site while Phase II will consist of 120 senior residential units on the remaining 2.8 acres. The PD will be subject to the standards of the R-3B zoning district, subject to modification to the minimum setbacks.  Also, it should be noted that Phase II, for senior housing, received a 40% parking reduction.

The MPB recommended approval of this request on December 15, 2015. City Council approved the meeting minutes of the December 2015 MPB hearing on January 25, 2016.

Recommended Action:
Approve the attached ordinance number 2016-22 on first reading and request that the Mayor and the City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
